How we work - the principles of supplying offers for real estate property
The way we work we collect big amount of information. In order to process more easily the information, every offer we mark on the land map. That is how we receive "Price map", in which you can very easy find out the prices and the supply in the area. In red color are marked the plots for sale, with purple color - plots which have changed their land status (for non-agricultural needs). With yellow color is marked the regulation area - most commonly these are house yards.
The maps with the marked properties in the site are with lowered size, in order to receive basic idea for the quantity of offers and their location. When the customer arrives at the office we show him the detailed map with the plot prices, plot sizes, he can see the exact geographic location of the property. We also offer the newest offers. All maps are synchronized with global positioning system - GPS. This means that we know exactly the correct borders of the plots. Where the property starts and where it ends, what is its orientation. In this way we avoid mistakes, when the owner of the property doesn't know exactly where the location of the plot is and shows wrong borders to the agent/intermediary. That is how we save your time and give correct information. It is not a secret that even experienced agents, which work from long time in this region make big mistakes for the exact location of the real estate property. Most commonly not on purpose, but because of the lack of objects through which to orientate himself. Even the properties which we use to orientate, for example village roads (road, which passes through agricultural lands, without asphalt) lead to wrong orientation, because they don't refer to the data from the correct teritorrial plan. For example in areas with hills the incorrect information for the exact location of the property can be fatal for the investor. Imagine a plot which is located 20 meters aside where the panorama you have paid for almost disappears.

This "Price Map" you will see on the screen of the computer in ordinary look at the area (for example we are searching for a plot in the area of the village of Bliznaci). "The Price Map" allows to see the prices of the neighbour properties, the size of the property, alternative properties nearby and in the area. The GPS system on the monitor of the computer will show exactly at which property you are and at what end of the property you are. You can see all quickly and correctly.
I suppose that we are searching for a plot for residential construction. When you view and see the Price map you easily find out several facts:
- Through property No: 742 - 3.3 dcr passes electric line 20kV (high voltage). This means that on the property there is a limitation for construction below the electric line up to 11 m. from the line in both directions. After a little you will discover that the sale price of this property is just absurd;
- Property No: 716 - 11 dcr is sold at price 25 Euro sq.m. This option is better than the previous one but the price doesn't reflect the market price;
- Property No: 727 - 5 dcr is sold at price 6 Euro sq.m. The property is very interesting, because it has a front on a road first class. But this doesn't answer our requirements because the legislation do not allow change of land status of properties next to first class roads to residential construction. And the form is also not very good (pretty thin for 5 dcr);
- Property No: 715 - 5 dcr is sold at price 10 Euro sq.m. If there is more interesting option this property will be considered most suitable to purchase;
- Property No: 717 - 7 dcr is sold at price 6 Euro sq.m. The form of the property is good and it is located near the asphalt road and sold at normal price. After the analysis we made we consider it interesting.
